Habersham is a planned village on the Broad River in Beaufort County. It's known for front porches, sidewalks, live oak-lined streets and a small town center you can walk to. It feels quite different from a typical subdivision: houses sit close to the street, parks and paths are woven throughout, and the waterfront amenities sit on small islands at the edge of the property.
According to Habersham's official site, the community is just north of the Broad River, about 7 miles from historic downtown Beaufort. It sits between the two main routes out of the area: Hwy 170 south toward Savannah and Hwy 21/17 north toward Charleston. That puts it on the Port Royal Island side of the river, convenient to MCAS Beaufort and to the Broad River bridge toward Bluffton and Hilton Head. Parris Island is to the south via Port Royal. The town plan was designed by the firm Duany Plater-Zyberk.
From Habersham's amenities and neighborhood amenities pages:
Habersham has a range of traditional Lowcountry-style single-family homes, cottages, townhomes and live-work or loft units near the Marketplace, along with some homesites. Many homes have front porches, rear lanes and alley-loaded garages. Exterior design and construction follow architectural guidelines. Prices vary by size, location within the plan and proximity to the water and parks, so ask us for recent Habersham sales.
Habersham is a planned community with recorded covenants. Depending on the property, you may belong to a community-wide association and possibly a sub-neighborhood association, and dues, rules and amenity access can differ by address. During due diligence, get the governing documents, the current budget and dues, any transfer or capital fees, and the rental rules for the specific property.
Public schools here are part of the Beaufort County School District. School assignment depends on the exact street address, and the district publishes attendance zone maps for elementary, middle and high schools. The district says the maps are for reference only and that newer streets may not appear yet, so confirm eligibility with the school before you buy. We're happy to pull the zoned schools for any home you're considering, but we don't rank or rate schools. Visit them yourself and review official data such as the SC School Report Cards.
Habersham borders Habersham Creek and the Broad River, so flood zones vary across the community. Many interior lots are on higher ground than the waterfront parcels, but check each address. Flood zones can change from one lot to the next, even on the same street. Before you make an offer, look up the address on the FEMA Flood Map Service Center or in Beaufort County GIS, ask whether there's an Elevation Certificate, and get homeowners and flood insurance quotes during your inspection period. Our Beaufort SC flood zone guide walks through all of this step by step.
