Lady's Island sits just across the Beaufort River from downtown Beaufort. It's the gateway to the Sea Islands, so for a lot of buyers it's the first place they look. It feels like island living, with marsh views, tidal creeks and live oaks, while the shops, restaurants and services on Port Royal Island are only a bridge away.
Lady's Island is a Sea Island in Beaufort County. Most of the island is unincorporated county land, and a few portions have been annexed into the City of Beaufort. Two bridges connect it to Port Royal Island:
Sea Island Parkway (US 21) runs east across the island toward St. Helena, Hunting Island and Fripp. Sams Point Road (SC 802) heads north toward Coosaw Island. Most commuters to MCAS Beaufort and Parris Island use the McTeer Bridge. People heading to Bluffton or Hilton Head go west through Port Royal Island and across the Broad River. Drive times depend a lot on the time of day and bridge traffic, so drive your actual commute before you buy. The City of Beaufort has published Lady's Island traffic and corridor plans if you want to see what's being planned.
Housing on Lady's Island is varied:
Prices range widely depending on water frontage, dock potential, lot size and age. A marsh-view home and a deep-water home on the same road can be priced very differently. The Census Bureau doesn't publish a QuickFacts profile for Lady's Island, so we don't quote a "median price" here. Ask us for a current market snapshot built from recent comparable sales.
Public schools here are part of the Beaufort County School District. School assignment depends on the exact street address, and the district publishes attendance zone maps for elementary, middle and high schools. The district says the maps are for reference only and that newer streets may not appear yet, so confirm eligibility with the school before you buy. We're happy to pull the zoned schools for any home you're considering, but we don't rank or rate schools. Visit them yourself and review official data such as the SC School Report Cards.
Much of Lady's Island is low-lying and surrounded by tidal water, so flood zones range from minimal-risk Zone X to high-risk AE, and VE in some spots along open water. Flood zones can change from one lot to the next, even on the same street. Before you make an offer, look up the address on the FEMA Flood Map Service Center or in Beaufort County GIS, ask whether there's an Elevation Certificate, and get homeowners and flood insurance quotes during your inspection period. Our Beaufort SC flood zone guide walks through all of this step by step.
Mostly no. Most of Lady's Island is unincorporated Beaufort County. Some portions have been annexed into the City of Beaufort, so check the specific parcel; it affects taxes, services and permitting.
Across the Woods Memorial Bridge on Business 21, which lands right at downtown. The McTeer Bridge on US 21 is the alternate route toward Port Royal and the bases.
Yes, some waterfront properties have private docks or dock permits. Water depth at low tide, dock condition and permitting vary, so verify them for each property.
If the home is in a high-risk zone (A, AE or VE) and you have a federally backed mortgage, yes. Otherwise it's optional but worth pricing. See our flood zone guide.
