Port Royal is its own incorporated town, right next door to Beaufort on Port Royal Island. It has a small-town historic district, a public beach and boardwalk on the river, and quick access to Marine Corps Recruit Depot Parris Island, which is inside the town limits.
Port Royal sits on the southern end of Port Royal Island, between the Beaufort River and Battery Creek. Ribaut Road (US 21) connects it to downtown Beaufort to the north. Parris Island Gateway leads to the depot, and US 21 continues toward MCAS Beaufort. Heading to Bluffton or Hilton Head, you'll go west off the island and across the Broad River.
The Census Bureau's QuickFacts for Port Royal puts the town's mean travel time to work at 14.4 minutes (2020–2024 American Community Survey). That's an area-wide average, not a guarantee for any particular address or job.

Port Royal has a large rental market alongside owner-occupied homes. That's worth knowing whether you're buying to live in the home or to rent it out.
The Town lists several public spaces that make Port Royal stand out:
Public schools here are part of the Beaufort County School District. School assignment depends on the exact street address, and the district publishes attendance zone maps for elementary, middle and high schools. The district says the maps are for reference only and that newer streets may not appear yet, so confirm eligibility with the school before you buy. We're happy to pull the zoned schools for any home you're considering, but we don't rank or rate schools. Visit them yourself and review official data such as the SC School Report Cards.
Port Royal has water on several sides, so check every property's flood zone, especially near Battery Creek, the marsh and the river. Elevation Certificates for Port Royal properties are held by the Town; the Beaufort County EC page lists the Town contact. Flood zones can change from one lot to the next, even on the same street. Before you make an offer, look up the address on the FEMA Flood Map Service Center or in Beaufort County GIS, ask whether there's an Elevation Certificate, and get homeowners and flood insurance quotes during your inspection period. Our Beaufort SC flood zone guide walks through all of this step by step.
No. Port Royal is a separate incorporated town with its own government, though it shares Port Royal Island with the City of Beaufort.
Very close. Marine Corps Recruit Depot Parris Island is within Port Royal's town limits, reached via Parris Island Gateway.
Yes. The Sands is a public riverfront beach with a boat ramp, a boardwalk and an observation tower. It's a river beach, not an ocean beach.
The Census Bureau's 2020–2024 estimate of the median owner-occupied home value is $347,200. Current prices vary by street and condition, so ask us for recent comparable sales.
