Is Beaufort SC a Good Place to Live? Pros and Cons

October 09, 2026•6 min read

"Is Beaufort a good place to live?" is one of the most common questions I get. It comes from military families with orders in hand, retirees comparing coastal towns and people who visited once and can't stop thinking about the oaks and the marsh.

I'm Brian Beisser with the Happi Home Team at NorthGroup Real Estate. My wife Happi and I live here, we're raising our family here, and we help people buy, sell and invest across Beaufort County. I love it here, but I'll give you the downsides too. Here's the honest version.

Pros and Cons at a Glance

Pros

Cons

Historic downtown and waterfront

Hurricane and flood exposure

Strong military community

Hot, humid summers and bugs

Smaller-town pace, close to Savannah

Fewer big-city jobs

Water everywhere: boating, fishing, beaches

Insurance costs to plan for

Wide range of home styles and areas

Bridges and limited routes can mean traffic

Cost of Living in Beaufort SC

Numbers first. The figures below come from the U.S. Census Bureau's QuickFacts for the City of Beaufort (American Community Survey, 2020–2024 estimates):

  • Median value of owner-occupied homes: $345,400

  • Median gross rent: $1,212 per month

  • Median monthly owner costs with a mortgage: $1,912

  • Median household income: $61,220

Keep in mind these are multi-year survey estimates for the city limits only. Today's asking prices on Lady's Island, Dataw Island or in Habersham can look very different. Here's how I'd put it: Beaufort generally costs less than Hilton Head Island and parts of Bluffton, and there's a wide range, from older in-town cottages to deep-water estates.

What newcomers tend to underestimate is insurance. Homeowners and flood insurance on the coast can change your monthly budget. Before you fall for a house, read our Beaufort SC flood zone guide and get quotes.

A Proud Military Town

Beaufort is shaped by three military installations, often called the Tri-Command:

  • Marine Corps Recruit Depot Parris Island: the Marine Corps boot camp for the Eastern Recruiting Region. Families come to town every week for graduations.

  • Marine Corps Air Station Beaufort: a Marine Corps fighter-jet air station (MCAS Beaufort). You'll hear the jets, so ask about flight paths and noise when you look at homes near the air station.

  • Naval Hospital Beaufort: serves the Tri-Command and runs branch clinics at Parris Island and MCAS Beaufort (Naval Hospital Beaufort).

For buyers on orders, the military presence means local lenders, agents and sellers are used to VA loans and tight PCS timelines. That's a big part of what we do. See our military relocation guide for how we handle virtual showings and closing before your report date.

Schools

Public schools here are run by the Beaufort County School District, which covers the whole county. There are also private and charter options. School assignments depend on the address, so if schools matter to you, check the district's attendance zones and visit schools yourself. As Realtors we can't rank or recommend schools, but we can help you find a home's assigned schools and point you to official data like the SC School Report Cards.

Downtown and Waterfront Living

This is where Beaufort wins people over:

  • Historic downtown: live oaks, Spanish moss, antebellum homes in the historic district, and Bay Street's shops and restaurants next to the Henry C. Chambers Waterfront Park. The City of Beaufort was founded in 1711 (City of Beaufort financial report).

  • Water everywhere: boating, kayaking, fishing and shrimping, plus marsh views from homes all over the county. Port Royal has its boardwalk and The Sands beach, and Hunting Island State Park is a short drive out the islands.

  • Different areas, different feel: walkable in-town streets, the village-style layout of Habersham, golf and club communities like Dataw Island, and quieter rural land out on St. Helena. Read our neighborhood guides and Living in Beaufort, SC to compare them.

The Honest Downsides

Hurricanes and Flooding

We're on the coast, so hurricanes are part of life. Beaufort County is a coastal evacuation area. Look up your zone with the SC Emergency Management Division's "Know Your Zone" tool and have a plan (NOAA National Hurricane Center preparedness). Atlantic hurricane season officially runs June 1 to November 30.

Flooding from high tides and heavy rain is a separate, everyday issue on some low-lying roads. Check every property's FEMA flood zone using the FEMA Flood Map Service Center.

Heat, Humidity and Bugs

Summers are long, hot and sticky. Mosquitoes, and the tiny biting gnats locals call no-see-ums, are real, especially around the marsh at dawn and dusk. Screened porches aren't a luxury here. The trade-off is mild winters, and spring and fall are beautiful.

Jobs

Beaufort's economy leans on the military, health care, tourism and hospitality, and retail. Census data for the city shows health care and social assistance as the largest receipts category among those reported, ahead of accommodation and food services (Census QuickFacts). Corporate jobs are scarcer than in Charleston or Savannah, so many residents work remotely, run their own businesses, commute or are retired.

Getting Around

The City of Beaufort sits about 45 miles north of Savannah and 70 miles south of Charleston, according to the City's financial report. Savannah/Hilton Head International Airport is the closest major airport.

Lots of locals commute to Bluffton or Hilton Head Island for work. Drive times change a lot depending on which side of the county you start from, bridge traffic and tourist season. My advice: before you make an offer, drive the commute at the time you'd actually be making it.

So, Is Beaufort a Good Place to Live?

For a lot of people, yes. It especially suits people who want a slower, water-focused coastal life with real history, a strong military community, and Savannah and Charleston within day-trip range. It's a tougher fit if you need a big-city job market, hate the heat or don't want to think about hurricane prep and insurance.

The best way to decide is to spend a weekend here: walk Bay Street, drive to Hunting Island, eat shrimp on the water and tour a few areas with someone local.
