Entrance to Marine Corps Recruit Depot Parris Island, SC - PCS housing guide by Happi Home Team, NorthGroup Real Estate

PCS to MCAS Beaufort & Parris Island: 2026 Housing Guide

October 10, 2026•9 min read

Got orders to the Lowcountry? Welcome. Marine Corps Air Station Beaufort, Marine Corps Recruit Depot Parris Island and Naval Hospital Beaufort (together, the "Tri-Command") are a big part of life here, and we help service members and their households with PCS moves all the time.

I'm Brian Beisser with the Happi Home Team at NorthGroup Real Estate. Happi and I buy, sell and invest across Beaufort County. This guide covers the questions we hear most from people with orders in hand: what BAH pays in 2026, how on-base housing works, how the VA loan fits in, and roughly how long the drive is from each area.

Quick note: I'm a Realtor, not a finance officer or a lender. Use this guide as a starting point, then confirm your numbers with your installation housing office and a VA-approved lender. For more on how we work with military clients, see our military relocation page.

2026 BAH for Beaufort and Parris Island (ZIP 29902)

MCAS Beaufort and Parris Island share one Military Housing Area, Beaufort/Parris Island, SC (MHA SC258). So your BAH is the same whether you report to the air station or the depot, and it doesn't change based on which ZIP you rent or buy in inside that area. The 2026 rates took effect January 1, 2026.

Beaufort BAH Went Down Slightly in 2026

This catches people off guard. According to the same tables, most Beaufort/Parris Island rates came in a little lower in 2026 than in 2025. For example, E-5 with dependents went from $2,448 to $2,403 (Military Toolkit). If you were already stationed here, individual rate protection generally lets you keep the higher rate as long as your status doesn't change. Members arriving in 2026 get the 2026 rate. So budget with the number you'll actually receive, not the one a friend got last year.

BAH Isn't Taxable

BAH is excluded from federal taxable income (MilPayTools). Keep that in mind when a lender looks at your income. VA lenders know how to count it.

On-Base Housing: How It Works at the Tri-Command

Family housing at MCAS Beaufort is privatized, known as Public-Private Venture (PPV) housing. The installation's Military Housing Office (MHO) handles referrals, and the private partner runs the homes for members assigned to MCAS Beaufort, MCRD Parris Island and Naval Hospital Beaufort.

Here's what the MHO application packet says (MCAS Beaufort MHO application, Nov 2024):

  • Three communities: Laurel Bay (1,140 units), Parris Island (261 units) and Naval Hospital (53 units).

  • One waitlist. "There are not separate waitlists for the areas," so you could be offered a home in any of the three, depending on what's available.

  • Paperwork: expect to need your orders, a current LES, dependency documentation if it applies, and an MHO referral.

The Parris Island housing site describes the same order of steps: apply with the housing provider, get a government referral from the MHO, then join the waitlist for homes you qualify for (Parris Island Family Housing). The leasing center is at 640 Laurel Bay Rd., Beaufort, SC 29906, (843) 592-3530.

If you live on base, your BAH goes to the housing provider instead of to you. Waitlist times change, so call the MHO as soon as you have orders, even if you're also looking off base. It doesn't hurt to keep both options open.

Living Off Base: The Areas Most PCS Clients Look At

Every client weighs these things differently: commute, budget, the kind of house, water access, and whether to rent or buy. Here's a plain-language overview of the areas we get asked about most. We describe places and amenities. Which one fits is your call, and we're happy to show you any of them. You can browse them all on our neighborhoods page.

City of Beaufort

Historic downtown along the Beaufort River, with the waterfront park, Bay Street shops and restaurants (our office is right there at 811 Bay Street), and a mix of older historic homes and newer subdivisions. Of the areas below, it's one of the closer drives to the air station. More on our Beaufort SC page.

Port Royal

A small town just south of Beaufort, on the road to Parris Island. It has a walkable "Old Village," the Sands beach area and boardwalk, and a working waterfront. Because it sits between downtown and the depot, a lot of Parris Island folks start their search here. See our Port Royal SC page.

Lady's Island

Across the river from downtown Beaufort via the bridges. It has a mix of established neighborhoods, marsh-front and waterfront lots, and shopping along Sea Island Parkway. It's a little farther from both installations, and your commute depends on the bridges. Details on our Lady's Island SC page.

Burton and the Laurel Bay Area

Unincorporated Beaufort County near the air station and the Laurel Bay housing community. You'll find a range of subdivisions, and lots tend to be a bit bigger. It's often one of the shortest drives to MCAS Beaufort.

Bluffton

South of the Broad River, about a 45-minute drive from either base without traffic. It's a bigger, fast-growing town with a lot of newer construction, shopping, and Old Town Bluffton on the May River. Some members choose it for the housing options and accept the longer commute. Read more on our Bluffton SC page.

Approximate Commute Times

These are rough, no-traffic estimates from OpenStreetMap routing (OSRM), measured from the center of each area to the installation. Your real gate-to-gate time depends on your exact address, which gate you use, morning traffic and bridge openings. Do a test drive at rush hour before you sign anything.

Buying With a VA Loan

Many of our PCS clients buy instead of renting, especially if they expect to stay or want to keep the home as a rental later. The VA home loan is the main reason buying is realistic.

VA Loan Basics

  • No down payment is required in many cases, and there's no monthly private mortgage insurance. VA notes that the funding fee helps make those features possible (VA News).

  • You'll need a Certificate of Eligibility (COE), and you have to meet the lender's credit and income standards.

  • The home is generally intended to be your primary residence. Ask your lender how that works with future PCS moves.

The 2026 VA Funding Fee

The current VA funding fee chart has been in effect since April 7, 2023, and it's still the chart for 2026 (VA.gov: Funding fee and closing costs). For purchase loans:

Down payment

First use

After first use

Less than 5%

2.15%

3.3%

5% or more

1.5%

1.5%

10% or more

1.25%

1.25%

The fee is based on the loan amount, not the purchase price. You can pay it at closing or roll it into the loan (VA News). Some borrowers don't pay it at all. For example, VA lists Veterans who receive VA disability compensation as exempt, so check your status on the VA funding fee page.

Don't Skip the Lowcountry Basics

Before you write an offer here, look up the flood zone and the insurance cost. Lenders require flood insurance in high-risk zones. Our Beaufort SC flood zones guide walks you through it step by step.

Our PCS Checklist

  1. Look up your exact BAH for your grade and dependency status on the DTMO calculator.

  2. Contact the MHO as soon as you have orders, even if you're leaning toward living off base.

  3. Get VA pre-approved and request your COE early.

  4. Pick your commute priorities: air station, depot or both? Which gate?

  5. Check flood zones and insurance quotes on any home you're considering.

  6. Ask about a military clause in any lease you sign.

  7. Tour virtually if you need to. We do video walk-throughs for clients who are still at their current duty station.

Yes. Both are in the Beaufort/Parris Island, SC Military Housing Area, so your rate is the same for your grade and dependency status whichever installation you're assigned to.

How do I get on-base housing at MCAS Beaufort or Parris Island?

Apply through the privatized housing partner and get a referral from the Military Housing Office. There's one waitlist covering Laurel Bay, Parris Island and Naval Hospital housing, and you're offered a home based on what's available.

Is the VA funding fee still 2.15% in 2026?

For a first-use VA purchase loan with less than 5% down, yes: 2.15% of the loan amount, per VA's current chart (effective April 7, 2023). It drops to 1.5% with 5% down and 1.25% with 10% down. Some borrowers, including Veterans receiving VA disability compensation, are exempt.

How far is Parris Island from downtown Beaufort?

Our rough routing estimate is about 12 miles and 25–30 minutes without traffic. Port Royal is closer. Actual times depend on your address and on traffic.

Can I buy a home before I arrive in Beaufort?

Many clients do, using video tours, a local inspection and remote or mail-away closing options. Ask your lender and closing attorney what they can do remotely.
